Maui Real Estate Market Information

Spring has begun, and with it, there seem to be excellent opportunities popping up in the Maui real estate market. Here is the latest buzz:

The Kapalua Golf Villas are still a very good value with one bedroom units asking $495,000 and up. Two bedrooms are in the $600,000 range. These are the original units and if you plan to rent them, upgrades would probably be necessary.

I have some very good oceanfront units in the Bay Villas that are well-priced for this market, including one and two bedroom units. They are the first units to be asked for in any rental program. On the subject of rentals, they'll be coming up as the economy improves.

Unsold units at the Ritz Hotel suites have been given a price reduction and a lowering of monthly fees, but are still waiting for the furniture adjustment.

The Kapalua Spa seems to be a big draw for tourists from all over. The Makena Spa Resort's foreclosure sale will take place in April and we are waiting to see who picks it up. The Makena Prince Hotel, which is part of the Makena Spa Resort, is still operating despite the foreclosure.

A few culinary side notes: Bev Gannon has taken over the old Seawatch Restaurant in Wailea and refurbished the interior. The food is excellent. Also, Duke's Restaurant at the Honua Kai complex on Kaanapali Beach is starting to draw in visitors.

Since I've mentioned Honua Kai, I should add that they are closing on the second tower and the project is looking very good. It will be a great addition to the north end of Kaanapali Beach.

We have many great listings at Kapalua and as you can see, the prices are reduced and it is definitely a buyer's market. I'm at open house every day and would be pleased to assist you.
