Real EstateThe Ridge Villa for Sale on Maui

Kapalua has been in the news lately with the sale of the Plantation Golf course for 50M. Kapalua will manage the course for two years.

The Golf Villas have been getting the most price reductions. Asking prices are as low as $545,000 for one bedroom units and $650,000 for two bedroom units. We feel that here are some very good buys in the Golf Villas at this time.

The Ridge villas are holding their prices but there is one bedroom on the golf course asking $785,000. I have listed 1213-15 which is a "gold" program unit in the Kapalua Villa program and they have dropped their price to $1,495,000. This is a superb unit and the owners have gone over the top in redoing it. See MLS #331313.

Bay Villas have two units in escrow, including a one bedroom one bath asking 840,000 and a two bedroom 3 bath asking $1,575,000. We have many one and two bedrooms listed throughout the property and feel that most sellers will look at all reasonable offers. The rentals are still slow as our tourism has really been very slow over the last 3 months.

The Honua Kai has closed $200M on their first tower and many of the buyers have moved into their units already. The second tower is coming right along.

Activities

Expedia has purchased the Zipline and is running the activities for it, which should really open up usage to all tourists on the island.

The ocean walk has become a big favorite of the tourists also as it goes right along the oceanfront from the Ironwoods to Merriman's restaurant. Great to stop and watch the whales when they were here and you can see the turtles also.

Maui Real Estate for SaleDevelopment

The first increment of the Lahaina Bypass has started. We are all in shock as it has taken 30 years to get to this point.

The construction fences are down and the lower road is being repaired from the construction site to Office road. All new road and all new sidewalks.

It looks like we may get a hospital also on the west side at Kaanapali which everyone has wanted for some time. A group out of Newport Beach in California will be the management team and operation. Could be 40 beds and this will be a great help for immediate care. Maui Memorial Hospital is trying to go forward with the heart unit and looking forward to greater service in the cardio-vascular field which will help all visitors and residents.

Progress is coming to Maui. Real Estate is alive and well and everyone is out working every day. Had a very nice oceanfront sale on the oceanfront at Napili for $8,350,000 in a gated community.
