The cost depends on demand at the time; $65,000 to $100,000 per credit. There will be DOE fees at about $1,255.00 per unit. There is also a park fee but that can also be mitigated by providing a park or improve county owned property. This property allows for that to happen. The county has an easement(approx. 24,000 sf) that goes back to the reclamation building. We are proposing relocating that dilapidated easement with a new and more direct one on the north side of the property. We would then convert that county land which is directly on the ocean to park with sand, landscaping and palm trees. At $8,900,000 for both the land and warehouse the price is only $36.76 PSF. Where on Maui can you find this type of property with this income with this much land OCEANFRONT for this low price based on the development opportunity for 250 to 300 more or less dwelling units? The zoning allows for just about anything commercial; restaurant, shops, luau for the cruise ships would be perfect.
